APPLICATION INFORMATION *Here*

    1.  Thank you for considering us for your housing needs. 

  1.  Fill out the application completely and gather all other required information listed below.  Then you may email, fax, or mail all the information and it will be forwarded to the appropriate Landlord. Faxing, or mailing the application to the address below, is the most certain way to send it and avoid technical difficulties.  Thank you.

    Be sure to keep the original application as it will be needed later.

Basic Application Requirements and required information and documentation. This must be read. Link to application at bottom of page. 

  1. Fully completed application with all required signatures. (no fee for preliminary review). 

  2. Include copies of a valid photo ID for each applicant.

  3. Include copies of the last two pay stubs for each applicant along with proof of any other income listed.

  4. Inidicate which unit is being applied for.

  5. If you have a pet complete the Pet application. List all pets.

  6. All  buildings are smoke free.

  7. All applicants authorize  the Landlord to obtain a background check. 

  8. The preliminary review of your application is FREE.   The landlord cannot do a preliminary review without all the required information so be thorough.  The landlord will only contact you (usually within 2 business days) if all required application information is received, a preliminary review has been completed, and a contingent approval can be given.  At that time a twenty dollar fee will be collected for each applicant to do the background check. If no incongruities or other undisclosed detrimental information is found a final approval will be given and a lease signing will be set up. If undisclosed or falsified information is discovered at any time during this process approval will be immediately retracted. If a denial occurs, the specific  reason for denial is only given in writitng and can be obtained through a written request mailed to the above address. Inaccurate or insufficient information is a common reason so again, be thorough and accurate. Email any questions you have about filling out the application. 

  9. Each Landlord complies with all Federal and State laws regarding discrimination and does not discriminate based upon age, sex, race, marital status, religion, national origin, or other prohibited classifications.

Automatic Disqualifiers.

    1.  Falsifying, non disclosure, or misrepresentation of Information. 

    2. Conviction of violent felony or felony involving a firearm.

    3. Registered sex offender. (all units are within the prohibited distance from the school and public park)

    4. Rental history involving drugs, violence, destruction of property, creating a health hazard, or disturbing other tenants.

    5. Unsettled lease agreement.

    6. Pending judgements and recent unsatisfied judgements

Other Considerations:
  1. A Co-signer or additional deposit may overcome some deficiencies in Job time, Rental time, or minor shortages in income level.
  2. A Co-signer must submit an Co-signer Application and sign a co-signer agreement if approved.
  3. A Co-signer must earn, through employment, approximately 5 times the monthly rental amount and also meet other criteria to be approved.
  4. You will be contacted if a co-signer or additional deposit (within state statute limits) is required for contingent approval.
